Milhaus in Midtown

This Thursday, the Houston Planning Commission is slated to hear a variance request about a new (and surprise) development in Midtown called “Milhaus Midtown”. The thing that is a surprise about this development is that it is on the two blocks that were supposed to be turned into the new Weston Solutions office building. The buildings will be connected with a skybridge over La Branch. While we were excited to see Weston possibly moving into the neighborhood… we must say that we are even more excited about the prospect of having a ton of new residents in the area instead of an 8-5 office building. The variance request centers around setbacks, and in it Milhaus says they need to modify the site’s setbacks because

“The result will be  a pedestrian area surrounding the buildings with a fairly consistent width. Sidewalks are to be a minimum of 6′ in width and widen out along Gray in front of the leasing office and resident amenities to encompass all but the 5′ planting strip for trees and ground cover or shrubs. Streetscape amenities will include benches and pedestrian scale lighting.”

The renderings show a five story building on one side, and a four story on the other.

The other reason this development stands out is that it is the first major apartment development to finally jump across Main Street and take roots on the East side of Main and North of Elgin. Currently, that section of Midtown is primarily nice condos and townhouses (even InnerLooped’s home), and Beyonce’s pad; but all are surrounded by empty lots along Fannin and Gray that have in essence split Midtown. With developers taking notice in this area, they might soon realize what we’ve felt for years now (yes, we’re calling it out here): this section of Midtown is one of the most unrecognized, yet most awesome and convenient parts of Houston that is still relatively cheap… and is poised to pop in the next couple of years.

If this place comes to fruition, residents in the new development will be able to watch for celebrities rolling into Beyonce’s House of Dereon across the street, walk 8 minutes to Baldwin Park down La Branch, take an 8 minute bike ride to the Toyota Center, Discovery Green, or Phoenicia Foods straight up Austin. They could also head down La Branch on a bike and be at Hermann Park in 12 minutes. Plus, they can walk six blocks to a light rail stop, and will be only seconds away from entrance ramps to our freeway system.

InnerLooped is a little excited about this place (if you couldn’t tell). We’ll keep you posted on this as we get more information.

    This is amazing news! I live a block away and was excited for Weston Solutions, but this is even better!! Thank you for the update!

    This is great for the eastern part of Midtown. There’s so much development and new plans for Midtown right now it’s insane!
